In Egypt, real estate projects are no longer just about building modern homes. Developers are now building advanced digital infrastructure into them, aimed at improving residents’ comfort, equipment management and access to connected services. The shift is gradually changing the role of telecom operators, who are becoming key players in the rise of smart cities. That is the backdrop to Orange Egypt’s announcement of a partnership with Wadi Degla Developments to equip NEO, a residential complex in Mostakbal City, east of Cairo, with digital solutions for connected living and smart infrastructure management.

Fiber at the core of the resident experience 📶

The agreement provides for an FTTH (Fiber To The Home) network, meaning fiber optic cable running directly into each dwelling. The goal is to give residents high-speed Internet that can keep up with ever-growing everyday digital use.

Residents are also expected to get a Triple Play package, which bundles Internet, landline telephony and TV on a single infrastructure, along with a dedicated IPTV platform (television delivered over the Internet) for content and entertainment services in the homes. The logic is clear: connectivity is becoming a core part of property design, on par with traditional physical infrastructure.

Smart tech to run the buildings 🏢

Beyond services for residents, the partnership aims to modernize how the complex is run. According to the announcement relayed by We Are Tech Africa, Orange Business is expected to manage the Wi-Fi networks and monitor consumption of water, electricity and gas. The digital infrastructure should also link surveillance cameras and access-control systems to improve oversight of the site.

The project also reportedly includes smart public lighting and parking management tools, which would rely on cloud and cybersecurity services to keep operations running and protected.

Mostakbal City, a showcase for the connected city 🌐

NEO fits into the wider evolution of Mostakbal City, whose name means « the future » in Arabic. The area is betting heavily on digital infrastructure to support its growth. According to the source, the city is gradually rolling out fiber networks and digital services meant to ease transport, payments and the management of several urban services. In that setting, residential projects are turning into connected ecosystems, with communications, smart equipment management and digital services built in from the design stage.

Orange is building a real estate play 📊📱

The deal follows other recent moves by the operator in property. Orange Egypt has reportedly signed an agreement with Marakez to deploy digital infrastructure across several residential and commercial projects. Taken together, these partnerships suggest the operator wants to position itself as a technology supplier for new urban spaces, combining high-speed connectivity, digital services and smart management tools.

Egypt illustrates a broader trend: connected real estate no longer rests on Internet access alone, but on a set of technologies that improve both the resident experience and the efficiency of infrastructure management. What the announcements leave out is just as telling: nothing on what these services will cost residents, or how the data gathered by cameras and utility monitoring will be protected. For readers in Yaoundé or Douala, Cameroon’s two biggest cities, Egypt offers a useful point of comparison: it shows what happens when a telecom operator is involved from the very first blueprint of a neighborhood.

Will smart homes and built-in digital infrastructure soon become standard in new African real estate projects? Tell us in the comments.
